Jackson Hole Burger Inc. disputed the estate of its deceased landlord over renewal rights under a restaurant lease. The estate argued that the renewal terms were not binding after the landlord's death. The appellate court concluded that the lease remained enforceable and that the executor was required to honor valid pre-existing contractual obligations absent fraud, duress, or a statutory basis for avoidance. The restaurant was therefore allowed to continue its claim to enforce the renewal provisions.
